How Does A House Clearance Work?
A House Clearance is a charged service. Every property has junk and obsolete items that have been kept “Just in Case”.
We are all guilty of that!
Hopefully our explanation of our house clearance service will help you understand what we do, why we do it that way and how we are environmentally responsible.
When we give a house clearance quote, there are several things we take into account. Initially we look at the amount of stuff in the property. We then look at anything that carries a surcharge due to the way they are recycled. (These items could include Fridges, Freezers, Old CRT Televisions, Gas Cylinders and some Paints.
We then look at the access to the property for our vehicles. Parking nearby makes the job easier, quicker. This in turn keeps down the cost.
You can understand that clearing a 10th floor flat would be more expensive than clearing an identical ground floor flat etc.
From this we work out the maximum cost.
this means your job cannot exceed this amount and can only come down in price… see the next section for more information

Initial House Clearance Pricing Done Fairly
Simple to understand
Once we have our maximum cost, we can begin trying to get the contents of the property to pay as much of the cost as possible.
Although the amount of stuff to clear is the biggest factor in cost, it is also the biggest factor in the reduction in cost too.
More stuff can mean less to pay.
We look at the value of any contents in the property, whether its £1 or £100, we take as much as possible into account.
The total value of the contents is added up and deducted from the cost of the house clearance.
It is usually the smaller items in a property where the majority of the value lies. Furniture (unless it is special or named) does not really have as much value as you would hope.
Appliances, Electricals, Collectables etc hold the majority of any value in the contents of a property. Jewellery can cover the whole cost sometimes.

Remember, once we give you the maximum cost (excluding surcharge items) That will the the maximum possible charge before any reduction.
The reason we do not add on surcharges at the beginning is simple. A Fridge has a possible surcharge but, if it is clean and in good working order, it becomes an asset and will be given a value to come off the cost.
What happens if the value of the contents exceeds the cost of the clearance?
If this is the case then we will pay you the difference.
In other words, it is possible for us to pay you to clear your property. This is the exception rather than the rule as most people take anything with any value or give stuff to charities etc.
